北京海淀学区房指导价取消,热门小区高单价近18万

9月12日,根据财新报道,北京市海淀区29个小区的二手房交易指导参考价已取消,在中介平台恢复挂牌。
腾讯新闻《一线》从多位中介处了解到,此前因受限于指导价,多个热门学区的房源都无法外显,目前这些超过指导价的房源都可查询。一位中介表示,“最近上架了很多小户型的占坑房,我们也会根据客户的需求重点推荐。”
根据贝壳平台的数据,以海淀区最热门的小区蜂鸟社区为例,对口划片中关村三小的这一小区单价引领整个海淀,在目前恢复外显挂牌的房源中,最高单价为17.98万/平,总面积43平米,总价为779万元。
此前为了抑制过快过热的学区房涨幅,海淀区房地产经纪协会发布了29个热门小区的二手房交易指导参考价,超过指导价1%不允许任何中介挂牌,否则吊销中介执照。
随后包括链家、我爱我家等中介均将超过指导价的房源下架,但多位中介表示,因为学区房比较抢手,虽然没有在网站中外显出来,但内网仍然可以看到,因此在意向客户私下询问后,最终依然能够成交。
根据海淀区房地产经纪协会给出的名单,其中包括了海淀区最热门的中关村一小、二小和三小等小学片区,例如对口划片中关村一小的黄庄小区、科育小区,对口划片中关村二小的华清嘉园,以及对口划片中关村三小的蜂鸟社区等。
29个小区分小户型(60平方米以下)、中户型(60-90平方米)和大户型(90平方米以上)设定挂牌指导价,实际成交价相比达到了8折左右。
