供不应求!纽约市租金创历史新高

根据最新数据,纽约市的租金正在创下历史新高,一些相当普通的物业有时也会引发的竞价战。
“自4月以来,纽约市的租金一直在创下新纪录,” StreetEasy的经济学家肯尼·李说道。“市场比以前更加艰难。”
根据StreetEasy的数据,曼哈顿的租赁市场在今年6月达到了峰值。曼哈顿的中位挂牌价达到了每月4396美元。而在布鲁克林和皇后区,数据显示,中位要价分别为3400美元和2850美元。
今年6月,包括五个行政区在内的纽约市中位租金达到了3750美元,同比增长7.1%。根据StreetEasy的数据,与两年前疫情期间城市空无一人时相比,中位要价租金从2021年3月的2495美元飙升了33.5%。
曼哈顿的租户看到的涨幅更大,从2021年1月的2760美元飙升了37%至今年6月的4396美元。自疫情以来,布鲁克林和皇后区的租金增长率也分别达到了29.4%和29.8%。
纽约市的租房需求强劲,但供应量却很少。数据显示,全球金融危机后,纽约市增加了50多万个就业机会,但只创造了约30万个新住房。
事实上,曼哈顿、布鲁克林和皇后区的可用租赁房源数量与疫情前相比有所下降。布鲁克林的下降幅度最大,达到了35%。2023年可用单元的平均数量从2018年的15230个下降到了9902个。曼哈顿在同一时期减少了4340个单元,下降了22%,皇后区下降了21.4%,即减少了1112个单元。
根据StreetEasy发布的数据,布朗克斯和斯塔滕岛的租赁供应在过去五年中保持相对稳定。
城市的空置率也给出了类似的情况。尽管曼哈顿的空置率从去年的1.90%上升到了2023年6月的2.78%,但根据美国贷款公司的数据,健康的空置率应该在5%-8%左右。
